Investors in this non-profit organization would help a party in a divorce buy the home from the other party. The win factor is that the children would be able to stay in the home and reduce the stress of transition. The investor(s) would become part owners in the properties purchased and share in the gain when the property is finally sold to an outside party. A portion of the proceeds could be retained to help support divorcing couples with attorney fees and/or counseling for the parties or their children. Speaking as a party in the middle of a divorce, I can see a great community benefit, because we have limited options to get the mental health support we need or financial help, because attorney fees are eating us alive.

There's already an organization (for-profit) that will pay a homeowner for a share of future profits: Rex & Co. (They will also absorb a pro-rata share of future declines in price.) Here's the website:
